Our management services vary depending on the requirements of our client, from collecting the rent to dealing with all maintenance issues. We cover all aspects, from move-in to check-out.

As a property management company, we specialise in managing large portfolios of properties. This could be a portfolio landlord or an estate & letting agent, looking to take a back step with their property management department, but to continue offering the service. From leasehold properties, to a residential family let, we cover all aspects.

Serviced Accommodation

Discover our exceptional serviced accommodation, management services. We offer our guests comfort, flexibility, and privacy. Fully furnished with all the amenities the guests need, we provide a cost-effective and spacious alternative to hotels. Our services vary depending on how involved the host would like to be. Some rather communication with their guest but avoid arranging the cleans and any maintenance issues. Others prefer to hand the whole process over to Hilton Homes.

Property Maintenance

Property maintenance can be the biggest disruption for any business. Likewise with landlords and homeowners, maintenance issues can be time-consuming, a hindrance and an inconvenience that can be an unnecessary stress.

Our company's USP is to take that stress and disruption away. We’re here to get issues sorted quickly, efficiently, and most importantly, cost effectively. 

Saftey Certificates

As an agent or landlord, it is your responsibility to ensure your buy to let property is compliant. Whether your property is private residential, commercial or an HMO (House in Multiple Occupation), we can organise all certificates as required, which include: gas/oil safety certificate, electrical installation condition report, legionella risk assessment and Energy Performance Certificate.

Emergency Call Outs

An emergency call out can vary from a water or gas leak to a boiler breakdown. With the majority of maintenance reports, we ensure a contractor is on site within a couple of days of the issue being reported to us. With emergency call outs, depending on the issue, our contractors' response can be within a matter of minutes.

This shows how we pride ourselves on our quick, efficient and cost effective service provided to all our clients.

Inventory

When completing your inventory, an eye for detail and a good quality camera are used to create clear and easy to read reports that are compatible with your computer or smartphone. Photographs are date-stamped and drawn up in a report-style PDF document for clear reading and magnification. At the end of the report, there will be photographs of meter readings and images of smoke & carbon monoxide alarms.

Mid-term Inspections

Once your tenants have moved into the property, it is always advisable to check on your tenants throughout their tenancy. Therefore, we offer mid-term inspection visits. We recommend these are completed every 3-6 months. This gives us the opportunity to pick up on any damage or issues, and for the tenant to report any maintenance issues. Any damage is photographed, along with each room, and written up into a report.

Checkout

When the tenant has returned the keys at the end of their tenancy, a member of staff will visit the property and compare the in-going inventory to the present condition and contents of the property. They will include photographs of meter readings and locations of smoke and carbon monoxide alarms. The tenant can be invited to attend the check-out appointment. The tenant's forwarding address will be provided if they attend.
